# Service Charge tab

## The Service Charges tab is designed to streamline tenant billing, monitor advances, and manage outstanding balances, ensuring collection accuracy and financial transparency.

#### **Top 3 KPIs** 

| **Metric** | **Description** |
| --- | --- |
| **Total Service Charges YTD** | Aggregate recoverable operational expenditures (OPEX). Serves as the primary indicator of the asset's total operating cost base. |
| **Total Advance Charges YTD**   | Total volume of service charge advances collected. Used to assess pre-funding liquidity and monitor payment compliance. |
| **Service Charge Balance YTD**   | The net variance between incurred charges and collected advances. Highlights under-collection or over-collection |

#### **Secondary Metrics**

**Top 10 Service Charges:** A ranking of the ten largest service charge categories by annual volume. This view is essential for pinpointing primary cost drivers and identifying opportunities for operational cost optimization.

#### **Visual Analytics**

**Ratio Service Charges vs. Advances:** A periodic visualization of the relationship between actual costs and tenant advances. It is used to monitor cash flow gaps and ensure ongoing billing accuracy.

#### **Service Charges Table**

A centralized, auditable view of all recoverable building operating costs and their recovery status, essential for precise financial monitoring and year-end reconciliation:

- **Monthly / Quarterly Actuals**: Granular breakdown of service charge expenses by category across monthly and quarterly periods.
- **Advanced Service Charges**: Comparison of actual expenditures against scheduled tenant advances, enabling visibility into expected vs. collected amounts.
- **Total Service Charges**: The total amount of recoverable operational expenses incurred over the selected period.
- **Service Charge Balance**: The net difference between actual service charges and collected advances, highlighting under- or over-collection.
